The Energy Efficiency Of A Property
Your EPC should be produced by a certified Energy Assessor. They must be adequately trained and hold membership with one of the Government approved certification providers, such as Stroma Certification. The energy assessor will conduct a visual inspection of your property to produce the EPC. They will use a specialist software platform (such as our RSAP+ software) on a phone or tablet to take measurements and photographs of each room. Energy Performance Certificates (EPCs) are required for almost all commercial and industrial use buildings, effectively those defined as non-dwellings, when they are constructed, sold, or rented out under Article 7 of the European Energy Performance of Buildings Directive (2002/91/EC), which all European Union member states are required to implement. To tackle this requirement in Britain compliance is covered within the Building Act 2000 Part L as amended 2006 and the Energy Performance of Buildings Directive Statutory Instrument 991:2007 within England and Wales and synonymous legislation in Scotland and Ireland. Energy certification can be a means for informing consumers and can influence the building’s property value. EPCs may also include information on non-energy parameters, such as comfort. An Energy Performance Certificate (EPC) measures the energy efficiency of a building which is represented on a graphical scale from A (most efficient) to G (least efficient). The EPC rating includes information about a property’s energy use. For now, government estimates show that around 18% of commercial properties are in the EPC ‘F’ and ‘G’ rating brackets, with 80% to 90% of London’s stock currently rated ‘C’ or below, leaving it open to devaluation by institutional investors in the future. When conducting an EPC survey, the Assessor has to determine the age of different sections of the property. The software will then use the thermal values for elements that can’t be seen based on the building regulations for that age. As a result of an EU directive it is required by law to show a valid Energy Performance Certificate when selling or leasing a commercial building. The directive came into effect in 2008 and certificates are valid for 10 years. The EPC has a role to play in the energy transition in view of the current climate situation. The UK has been at the center of global action to tackle climate change and has led the way by decarbonizing its economy. This document is in line with the Energy-Climate law initiated in 2019 by the UK to reduce its greenhouse gas emissions to net zero by 2050. Energy efficiency measures can support good physical and mental health primarily by creating healthy indoor living environments with healthy air temperatures, humidity levels, noise levels, and improved air quality. The Government has proposed that all commercial properties being let have a minimum EPC rating of at least 'B' by 2030. A consultation ran from 17 March 2021 to 9 June 2021 considering a possible interim change to a minimum level 'C' by 2027. At the time of writing, the Government is yet to provide its response to the consultation and so it remains to be seen how the proposed change will be implemented. Formulating opinions on matters such as commercial epc can be a time consuming process.
